Why can't my scenario be edited?
There are two possible causes:
1. Inactivity: If you open a scenario and are then idle for an hour, the scenario shuts down by itself. The scenario becomes read-only. You must then close the scenario and then reopen it.
2. A shared scenario: If you were assigned the scenario by someone else, they may have only given you read access. Contact the owner of the elevation of the rights scenario. It could also be that the person you're sharing with is working simultaneously on the same scenario. In this case, it is the user who opened the scenario first who can make changes.
How do I create a new valuation area?
When you work in a scenario, you will find all properties to the left in a table of contents. Above the property listing you will find three icons, press on that folder icon to create a new valuation area.
How do I change my starting year in my scenario?
Open the review of the current scenario and click Update.
Alternatively, if you are standing inside a scenario, click on the arrow in the right menu and then [Change start year or calculation period].
Where can I find my shared/assigned scenarios?
You will find all your scenarios under the [Valuation] module in the landscape menu below the search box. Here all scenarios are presented in a table view, in the upper right corner you can filter so that you only see assigned or shared scenarios in the table.
What is meant by standard value in my valuation?
Property Intel's flat rate value is a value that appears when you add a property to a scenario. It is a value based on standard values regarding:
- Local type
- Area
- Rent
- Vacancy
- Operation and maintenance
- Yield requirements
How do I change the ground rent on a property?
You change the ground rent under the [Summary] tab (when you are standing on the property in question in a scenario). Further down there is a box called Leasehold. There you can add, remove and change the ground rent there.
Where can I find the export/import Excel file in the valuation?
The Excel export/import function for entering data in the valuation can be found under the button [Add property] and then under [From Excel property list]. Here you can download a file with prefilled data from the scenario that you can make your changes and then import the new values into Property Intel. You import the file in the same location where you exported it.
How do I change the rights in an already shared scenario?
You can find all your scenarios under the Valuation module in the landscape menu below the search box. Here all scenarios are presented in a table view, in the upper right corner you can filter so that you only see assigned or shared scenarios in the table. This is also where you can change the rights on already shared scenarios by tapping the pencil at the bottom right of the table view.
Why is my flat rate 0 SEK?
The standard value is partly based on taxed area. If your property has no taxed area, the value will be zero. Examples of properties that have no taxed area can be schools and care buildings. To see a property's taxed area, click on the Taxation tab when you have searched for the property. See the picture above. Alternatively, under the Summary tab when standing at the property level in a scenario. Further down the page you will find a box called Taxering.
How do I remove a property from a valuation scenario?
When you work in a scenario, you will find all properties to the left in a table of contents. Above the property listing you will find three icons, activate on the checkbox icon and then select the property or properties you want to remove and finally press the [Delete] button.
Can I value a property I can't find in Property Intel?
In Property Intel, it is also possible to value properties we do not have information about, such as single-family houses, newly created properties, upcoming projects or fictitious properties. You do this by using the Create your own property function in your scenario, which you can find by clicking [Add property]. Then you have to enter the property identifier, municipality, tax values and value year yourself.
Can I add a single-family home to my valuation?
It is possible to add single-family houses to Property Intel's valuation, which is easiest to do by clicking [Add property] and then searching for the property identifier in the land register. Note that you must enter the assessed value and surface information yourself as Property Intel does not purchase this data for single-family houses.
Where can I find my valuation scenarios?
By clicking on Valuation, you can easily get a clear overview of your scenarios. You can then sort this list by name, last modified, and created.
I can't find a specific transaction in Property Intel?
The fact that you do not find a transaction in Property Intel is usually due to one of the two options below.
1. Property Intel contains both legal purchases and corporate transactions. The data for corporate transactions is an additional service and thus requires that it is included in your agreement in order for you to be able to search for company transactions. Check with your account manager if you have the data for corporate transactions or if you are interested in adding it.
2. The transaction market consists of the majority of confidential transactions which are therefore not displayed in the system. It is worth noting that Property Intel's aggregate transaction volume may include confidential purchase prices and transactions that may be presented on an aggregated level but not as an individual transaction.
How does the collection of corporate transactions take place?
Since 2012, Property Intel has built up its own analysis department focused on the collection of data on Corporate Transactions. The collection of data takes place through a close dialogue with transaction advisors, trade magazines. For corporate transactions, we focus on transactions with an underlying property value of SEK 40 million+.
How far back in time is there data about Transactions?
In Property Intel you will find legal purchases from 1997 and company transactions from 2013.
How often are transactions updated?
Statutory transfers are purchased from Lantmäteriet and updated every night. Corporate transactions are collected and updated on an ongoing basis by Property Intel's Research department. Information about corporate transactions is often published in connection with the press release in Property Intel's transaction module.
How often is the owner updated?
The lawful owner is updated every night in the event of a title deed transfer. If there is a name change, this will be updated at the annual property update in November or at the next title deed transfer.
The group mother and company summaries are updated quarterly in Property Intel and are based on the real estate companies' annual reports where shareholdings in subsidiaries are shown. Property Intel always points to the majority shareholder in a company summary. If there are only minority shareholders, the group mother must hold at least 25% of the shareholding.
What is the difference between year of construction and value year?
Construction year refers to the year a building is initially erected while value year refers to the current standard of the building after any major renovations. If no major renovations have been carried out during the same tax year, the value year remains the same as the year of construction. Both the year of construction and the value year are presented in the detailed tax information.
When and how often is the tax information in Property Intel updated?
The tax information in Property Intel is updated once a year. The value date of the tax data is October 10 (i.e. the date we purchase the data from Lantmäteriet) and the information is made available to Property Intel users in November each year.
If a change in the assessment has taken place on the property after October 10, this change will be visible in November the following year in Property Intel.
